Maple
Ridge is one of the largest historic areas in Tulsa. It was the
first Tulsa area to be listed on the Oklahoma Landmarks Inventory.
The Maple
Ridge area is bounded roughly by Hazel Boulevard, Peoria Avenue,
15th Street and the Midland-Valley Right of Way and is listed on
the National Register of Properties. Owners of property in this
area (and not also in the HP overlay zoning) can do whatever they
wish with their property. See Map
The
North Maple Ridge area (bounded roughly by 15th Street on the North
side, Peoria Avenue on the East and and Cincinnati Street on the
West) also has Historic Preservation overlay zoning. The north sector
of Maple Ridge is the oldest section, dating from 1915, and contains
many two-story brick and clapboard mansions.
In order
to make certain alterations to the present appearance of a building
in an HP zoned district, the homeowner is required to obtain approval
from the preservation commission through its review subcommittee.

Some
benefits of Historic Preservation Overlay Zoning Include:
- Helps
preserve the historic integrity of the neighborhood
- Protects
property values, with a review process and public notice of all
new construction, demolition, and significant changes to the historic
character of existing properties
- Provides
protection against commercial encroachment into the neighborhood.
